Here’s what it can do and why you should absolutely use it:
It can instantly show you every listing in your price range. It can compare neighborhoods, pull market trends, calculate mortgage payments, and answer your basic questions at 2 AM when you can’t sleep. It’s fast, it’s free, and it’s pretty good at organizing information.
And yes, you’re probably going there first now. You should.
Do your research. Get informed. Know what’s out there. Come to me educated. It’s the 5th most visited website in the world, so you’ll see Redfin also play in this sandbox and then full digital platforms like Lofty and others join as well.
But here’s what it can’t do:
It can’t hold your client’s hand and guide them through a challenging deal when a family member just died. It can’t rationally talk to the client to guide them step by step using the right tone in person.
It can’t walk through a condo and spot the water damage they painted over, or know that the building’s HOA is about to hit everyone with a $50K special assessment.
It can’t negotiate when there are five other offers on the table and emotions are running high.
It can’t put the human element into the process because this business is about relationships and connecting with people on a deeper level. Go ahead and use ChatGPT, and embrace what Zillow and your clients are doing. Just make sure you show up better for your clients because at the end of the day, it’s about how you make people feel
