That data doesn’t sit in an MLS. Builders own it, and Zonda already has the relationships. So the real move isn’t “more data.” It’s CoStar buying its way into a segment where it can own the inventory pipeline at the source instead of fighting agents for scraps of it.

And here’s the part that some of you aren’t seeing. Zonda serves lenders, and CoStar is building toward owning the moment a buyer discovers a new home. Whoever owns discovery is one step from owning the financing referral and the agent referral.

And…If CoStar owns the moment a home gets planned, financed, visualized, and listed before it physically exists, then every downstream player, the agent, the lender, the resale portal, becomes a customer of that upstream position rather than a competitor to it.
