What are your thoughts on REVERSE OFFERS?

For those who haven't encountered this strategy, instead of waiting for buyers to submit offers, the seller presents an offer to interested buyers after they tour the property.

This approach was more common during heavy buyer's markets about 17 years ago in our area, but I'm curious if anyone is seeing it make a comeback or has recent experience with it.
